    Our Story

    PassiveMats was born from a simple frustration: when we first started investing in laundromats, finding reliable, actionable information was incredibly difficult. The industry was fragmented, and quality resources were scattered or locked behind expensive consulting fees. Brokers shared incomplete financials, "expert" advice was often recycled platitudes, and the data you actually needed to make smart decisions—utility cross-referencing, lease term analysis, demographic scoring—simply didn't exist in one place.

    After successfully building a portfolio of laundromats and learning countless lessons along the way, we decided to create the resource we wish we had when we started. PassiveMats is the culmination of years of hands-on experience, industry research, and community building. We've personally evaluated hundreds of deals, negotiated leases in markets from Atlanta to Los Angeles, and navigated the real-world challenges that textbooks don't cover—from deferred maintenance surprises to landlord disputes that nearly killed otherwise profitable stores.
